How lenders look at nurse income

Staff nurses are usually simple: base pay plus differentials and overtime with a history behind them. Where it gets tricky is per diem, multiple employers, and travel contracts. Travel nurse pay is often split between taxable hourly wages and tax free housing and meal stipends. Lenders generally count the taxable wages, and stipends are handled differently, so the way your contract is written matters a lot.

I'll look at your contracts, pay stubs and tax returns with you up front, then give you a fully underwritten approval so you know your number for real before you fall in love with a house.

New grad nurses

If you just passed boards and started your first full time job, you can usually qualify right away. Lenders understand school to career, so you don't need two years at the hospital. An offer letter and your first pay stubs are typically enough to get started.

Nurse mortgage questions

Is there a special home loan for nurses?

There isn't one loan only for nurses, but you have great options: FHA with 3.5% down, conventional with 3% down for first time buyers, VA if you've served, and California down payment assistance. Nurses who work with me also get hero savings at closing.

Can travel nurse income qualify for a mortgage?

Often, yes. Lenders look at your history in nursing, gaps between contracts and how your pay is split between taxable wages and stipends. Tax free stipends usually don't count the same way as wages, so it's worth reviewing your contracts with me before you shop.

Does shift differential count as income?

Yes, in most cases, with a history of receiving it. Night, weekend and charge differentials can make a real difference in what you qualify for.

I'm a new grad nurse. Can I buy a home?

Usually, yes. If you just finished school and started a full time nursing job, lenders can count your new salary right away with an offer letter and your first pay stubs.

Can per diem income count?

Per diem income can count with about a two year history in the role. If you have a full time job plus per diem shifts, both may count.
