Can I Buy a House Right Out of the Academy?

By Christian Alvarez, NMLS #374859 · Published 2026-11-03

Often, yes. A lot of new firefighters, officers and deputies assume they need two years on the job before they can buy. That's usually not true.

School and training count

Lenders want to see a two year history, but it doesn't all have to be at your department. College, the academy, military service and a prior job can fill that history. A recent graduate starting a full time career is a very normal file.

Probation is usually fine

Most departments have a probation period. Lenders verify that you're employed full time and that your job is expected to continue. Being on probation doesn't automatically stop you from qualifying.

Closing on an offer letter

Some programs let you qualify with a signed offer or contract before your first day, as long as the start date and pay are clear and other conditions are met. If you're moving for a new department, this can help you line up a home before you start.

What counts for income

At first it's your base pay. Overtime usually needs a history before it counts, so your buying power will grow over the next couple of years as that history builds.

Low down payment options

  • FHA with 3.5% down
  • Conventional with as little as 3% down for first time buyers
  • VA with zero down if you served
  • California down payment assistance programs
